Holiday Rental Terms & Conditions

The terms and conditions of renting this Trinity Beach, Cairns holiday house as agreed to by both parties are as follows and departure from same by you permits the owner to refuse the key, amend the charge or immediately terminate the occupancy.

  • One nights accommodation deposit is required to secure the booking when booking through this website – deposit amount for bookings made through other websites may differ. If the booking covers high and low season, the deposit amount will be based on the higher rate.  This deposit is non-refundable should it be cancelled or the balance not paid by the due date. Change of dates will be accepted without charge depending on availability and provided it is prior to the time when the balance is due (30 days before commencement date of booking). If a date change is made and the initial period paid for was low season, and the new dates high season, the difference in pricing will need to be paid.
  • Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
  • The balance of the rental will be payable 30 days prior to the commencement date of the booking. If the balance is not paid on the due date, the booking will be cancelled and the deposit will not be refunded. There is no refund payable for cancellations within the 30 day period prior to the commencement date of the booking, and refunds will not be given for shortened stays or for any reason whatsoever. It is recommended travel insurance is purchased.
  • The property minimum letting period is 2 nights in low season and 4 nights in high season for the 3 bedroom rental, and 3 nights in low season / 5 nights in high season for the restricted availability 2 bedroom rental option.  The main bedroom will be locked if the property is booked as a 2 bedroom.
  • The premises are available for holiday purposes only and only for the period stated on your receipt. No weddings, parties or large gatherings are allowed. The number of people occupying the premises must not exceed the number of people that were initially booked or subsequently agreed in writing.
  • Check-in time is 2pm at the earliest. Check-out time is strictly 10am at the latest. Variation to this (up to 3 hours) may be made at the owner’s discretion dependant upon availability and will be confirmed in writing prior to arrival. Cleaners may arrive at the checkout time to prepare the property for the next visitors, so you must be out by the pre-agreed departure time.
  • The property should be left in a similar clean state to its condition on arrival (e.g. dishes washed and put away, clean kitchen and appliances, all household and outdoor contents to be returned to original position).  Wet towels need to be hung up to air.  Failure to do so will incur excess cleaning charges which will be automatically charged to the credit card or cash security bond held. Please be considerate of the time needed to prepare the property for the next visitors.
  • The owner accepts no responsibility for any inconvenience due to machinery or appliance breakdown. The owner will endeavour to have any such items repaired or replaced once notified of any problems.
  • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental with no refund payable for the balance of the booking.
  • Guests are responsible for ensuring the safety and security of any children in their party or visitors whilst on the premises.
  • A credit card number is to be provided for security bond. Breakages and losses to the property are to be reported to the owner and paid for immediately. The owner also reserves the right to charge the credit card number held for security purposes with the cost of repairing any damage, breakages, theft or loss up to 2 days after the finalisation of the rental period.
  • Pets are not allowed on or about the property.
  • Loss – the owner takes no responsibility for the personal property of tenants. Tenants are to ensure all doors are locked when they leave the property at any time.  A padlock for the fence gate is provided for further security.
  • Linen is provided (with the exception of cot linen), and must be cared for by the tenant during their stay.
  • The gardens and pool will be attended to on a weekly basis during your stay, the times will be aligned to suit your plans where possible (ie. to visit while you are out).
  • We do not provide free housekeeping services during your stay.  Housekeeping services are optional during your stay and available upon request. Minimum booking period 2 hours at $30 per hour.
  • The owner will make every effort to ensure the property is available as booked. However the owner reserves the right to make alterations to bookings due to unforeseen circumstances (this has never happened to date).
